Municipality of Lakeshore, Notice of Application for Draft Plan of Subdivision 

File No: S-A-01-2020 – MGV Development Inc. 37-T-24005 (Rouke Line and County Rd. 22) County of Essex (Approval Authority)

Location:

  • Part of Lot 1 Concession between River Puce and Belle River, Maidstone, Town of Lakeshore
  • Part of Lot 1, Concession between River Puce and Belle River, Maidstone, Town of Lakeshore
  • Part of Lot 1, Concession between River Puce and Belle River, Maidstone, designated as Part 1 on Plan 12R16113; Lakeshore (see key map below)

Applicant: MGV Development Inc. c/o Mike McMahon

Description Of Proposed Plan of Subdivision: The County of Essex (Approval Authority) has received and deemed complete an application for a Draft Plan of Subdivision. The subject property is currently vacant and is designated ‘Mixed Use’ and zoned ‘Mixed Use Zone Exception 37, Holding Symbol 30 (MU-37(H30))’ and Residential Type 1 (R1- refer to Zoning By-law 4170-ZB-94) in Lakeshore’s Zoning By-law 2-2012. The applicant has applied for Draft Plan of Subdivision Approval and a Zoning by-law Amendment (ZBA-14-2024) to permit 41 townhomes/semidetached dwellings and one (1) 6-storey multiple dwelling building with 90 units.  

Council Meeting:  Tuesday, October 1st, 2024 at 6:00 PM, or as practical thereafter
The County has requested that this matter be brought forward to Council seeking a resolution of support. Based on recent changes to the Planning Act, this is not a statutory public meeting and this notice is provided for information purposes. The draft plan of subdivision application will be considered for Council’s support at a regular Council meeting which will be held in a hybrid manner, offering both in-person and virtual attendance. Comments or Questions?
Any Person may attend the Public Meeting to make written or verbal representation in support of or in opposition to the proposed application. Written submission regarding the proposed application can be made to, Urvi Prajapati, Municipality of Lakeshore, Team Leader – Community Planning, 419 Notre Dame Street, Belle River, Ontario, N8L 0P8, or email (please include your mailing address) uprajapati@lakeshore.ca. 

Additional Information relating to this matter is available for review at the Municipal Office during regular office hours. (8:30 a.m. to 4:30 p.m.) 
 
Submissions: If you wish to be notified of the decision of the County of Essex in respect of the proposed application, you must make a written request to the County of Essex, c/o Rebecca Belanger, Manager of Planning, County of Essex, 360 Fairview Avenue West, Essex, Ontario, N8M 1Y6 and indicating the County of Essex File Number: 37-T-24005.

If a person or public body does not make oral submissions at a public meeting or make written submissions to the County of Essex in respect of the proposed plan of subdivision before the approval authority gives or refuses to give approval to the draft plan of subdivision, the person or public body is not entitled to appeal the decision of the County of Essex to the Ontario Land Tribunal.

If a person or public body does not make oral submissions at a public meeting, or make written submissions to the County of Essex in respect of the proposed plan of subdivision before the approval authority gives or refuses to give approval to the draft plan of subdivision, the person or public body may not be added as a party to the hearing of an appeal before the Ontario Land Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to do so.
